How it goes
Know which of the four contracts you are being offered
Italian law has two long contracts and two short ones. The free-market contract runs at least four years and renews for four more (the "4+4"). The agreed-rent contract (canone concordato) runs at least three years, with the rent kept inside ranges agreed for the city. The transitory contract is short and needs a stated, temporary reason. And there is a contract made for university students, which the law lets university towns set up with their own agreed rents. Padova has one, and its template is published by the Comune.
Ask for the student contract by name
For most students it is the right one: it runs for a length that fits a degree, it renews by itself unless you say otherwise, and the rent sits within the ranges agreed in Padova's territorial agreement. A landlord who offers a four-year free-market contract for a one-year stay is offering something built for a family, not for you.

Check the deposit against the limit
The student template caps the deposit () at three months' rent. It comes back at the end, with legal interest, once the condition of the flat has been checked. Pay it by bank transfer, never in cash without a receipt, and photograph every room on the day you move in.

Every lease must be registered with the Agenzia delle Entrate within thirty days. Either side can do it; in Padova's student template the landlord registers it and you pay half of the registration tax. Ask for the registration receipt. Without a registered contract you cannot get , and the university lists it among the documents for renewing your permit.

Read the exit clauses before anything else
Two lines decide your summer. First: the student contract renews for the same length unless you give notice at least three months before it ends. Second: leaving early is allowed for serious reasons (gravi motivi), with three months' notice by registered letter. If you share the contract, one tenant can leave and the others carry on, but you stay jointly responsible for the months you were there.

A four-year contract for a one-year stay
A free-market contract is built to last years. Leaving it early is harder and slower than leaving a student contract, and some landlords count on students not knowing the difference. Ask for the student contract instead.
Part of the rent paid 'off the books'
If the contract says one figure and you are asked to pay more in cash, the extra has no receipt and no protection, and the arrangement is outside the law. It also leaves you with a contract that does not match what you pay if anything goes wrong.

Miss the three-month notice and the contract renews for another full term. Put the notice date in your calendar the day you sign.
